Rotobrush Duct Sealing & Repair: The Sandy Springs Owner’s Guide
If your Rotobrush duct sealing system has a failed seal, cracked gasket, or worn brush assembly, we stock the repair parts and can typically have the job done the same week we diagnose it. Most Rotobrush duct sealing and repair work in Sandy Springs runs between $180 and $520 installed, depending on whether it’s a single gasket replacement or a full seal kit with labor. You’ll usually know something’s wrong because the system stops holding pressure, you hear a rattle that wasn’t there before, or you see visible cracks in the seal housing.
We don’t sell parts over the counter, but we do carry Rotobrush-compatible seals, gaskets, and brush assemblies on our service trucks. That means we can diagnose the problem, quote you a written price, and fix it without a second trip in most cases. Roy Castellanos has worked on Rotobrush equipment across the Atlanta metro for nearly two decades, and he’ll tell you the same thing he tells every customer: a seal failure is rarely the whole story. It’s usually a symptom of something upstream.
Which Rotobrush Models This Applies To
Rotobrush has made several machine generations over the years, and parts don’t always swap cleanly between them. The early AiR series and the newer 1RX and 2RX models use different seal diameters and brush shaft dimensions. Before we order any part, we check the serial plate on the machine body. If the plate is worn off, we measure the seal housing and the brush shaft with calipers to make sure we’re matching the right component. Getting this wrong means a seal that leaks air, which defeats the whole purpose of the machine.
You’ll see both OEM Rotobrush parts and quality aftermarket equivalents on the market. For gaskets and static seals, aftermarket often meets spec at a lower price. For the rotating brush assembly itself, we recommend OEM because the shaft tolerances are tighter and the brush material is matched to the RPM the motor runs. One gotcha we see in Sandy Springs: older Rotobrush units that sat in humid garages or basements develop corrosion on the brush shaft, and that corrosion has to be addressed before a new gasket will seat properly. Skip that step and you’ll be replacing the gasket again in a year.

Signs Your Rotobrush Duct Sealing & Repair Is Failing
- Pressure loss during operation. The system can’t hold consistent airflow, which usually means a gasket has cracked or shifted. Left alone, this makes every duct cleaning less effective because debris isn’t being pulled through the system correctly.
- Visible cracks in the seal housing or gasket material. This is the most common failure we see in Sandy Springs, especially on units stored in garage heat. Rubber and silicone compounds break down faster in Georgia’s summer temperature swings.
- Rattling or vibration that wasn’t there before. A worn brush assembly or loosened shaft bearing will make the whole machine shake. The vibration then causes premature wear on the seals, so it compounds quickly.
- Debris escaping around the access point instead of into the collection bag. That’s a direct sign the negative-air seal isn’t holding. You’ll see dust around the hose connection or the machine body itself.
- The machine runs loud and the motor loads up. A binding brush or bad bearing puts strain on the motor. If it’s making noise it didn’t make when it was new, shut it down and have it looked at before the motor goes with it.

Every quote includes the part, labor, and a written explanation of what we found. We price the job before we touch the machine, and that price doesn’t change once we’re working. If we find something unexpected, we stop, show you, and get your sign-off before proceeding. DIY or Call Us?
Replacing a static gasket on a Rotobrush is something a mechanically inclined owner can handle if the shaft is clean and the housing isn’t warped. We’ll never talk you out of a straightforward repair. But here’s where DIY goes wrong: a corroded shaft will tear a new gasket the first time the machine spins up, and a misaligned brush assembly will throw the machine off balance and damage the motor. Those jobs need a dial indicator and the right feel for tolerances, and they’re not worth learning on your own machine. If there’s any doubt about what you’re working with, call us at (229) 489-7780 and we’ll give you a straight read on the phone before we ever schedule anything. Roy’s rule is simple: diagnose first, spend money second.
FAQs
Two to four years is realistic for a machine stored in a garage or van in Georgia. The heat in July and August, combined with humidity, breaks down rubber and silicone compounds faster than dry climates. If your unit lives in a climate-controlled space, you might get five years. If it’s been sitting in an unconditioned garage for a decade, expect to replace every seal before the machine is reliable again.
Call (229) 489-7780 and we’ll inspect the whole unit, not just the part you suspect. Estimates are free.
No. Once a gasket or seal has cracked, you can’t glue it back together and expect it to hold pressure. Some people try silicone or tape as a stopgap, and it works just long enough to fool you on the first job. We replace seals with new ones, and we check the housing and shaft while we’re in there so the new seal actually lasts.

A single gasket replacement is usually a 30 to 45 minute job. A full seal kit with shaft inspection runs about an hour. A brush assembly with new bearings takes up to two hours depending on how much corrosion we have to clean up. We schedule these as same-day appointments when the truck is already in Sandy Springs.
Call (229) 489-7780 and we’ll get you on the schedule.
We carry Rotobrush-compatible gaskets, seal kits, brush assemblies, and bearings on our trucks. That’s intentional. We got tired of diagnosing a problem and telling a customer the part was five business days out. For uncommon failure modes or older series units, we may need to order, but we’ll tell you that before we schedule anything, not after we’re standing in your garage.
We also stock parts for Lennox, Trane, and Carrier duct equipment if you’ve got a mixed system.
